Summary Market Report for Emerald Isle and the Crystal Coast NC for September 2011

 

Emerald Isle had 11 closed residential properties in Spinnakers Reach (2), Point Emerald Village, Emerald Isle By The Bay, Pelican Point, and six from unincorporated locations. The average sales price for the closed “homes for sale” in Emerald Isle in September of 2011 was $428,672, the low was $106,000 and the high was $912,500.

A total of 6 homes for sale went under pending status in September including Point Emerald Village, Archers Point, Ocean Forest, Marsh Cove, Lands End and one from an unincorporated location.

No lands or lots for sale went under pending status in Emerald Isle in September. And two lands or lots for sale closed status in September in Emerald Isle.

The Swansboro, Cedar Point and Cape Carteret area had 14 sold properties in the following subdivisions: Bay Shore Park, Star Hill, Hunting Bay, Ocean Spray (2), Marsh Harbour (2), Swann Harbour, Charleston Park, Pirates Cove, Hadnot Creek and three from unincorporated locations. The average sales price for September in the area was $186,824, the low was $90,000 and the high was $310,666.

In September, 9 properties went into the pending sales status located as follows: Star Hill North, Bayshore Park, Swansboro Landing, Raven Ridge, Halls Creek, Swansboro Heights, Charleston Park, Coldwater Creek, and Silver Creek.

Lot and Land activity for the Swansboro, Cedar Point and Cape Carteret area in September 2011 reflected one closed sales. And one pending sale status in September in Swansboro, Cedar Point and Cape Carteret.

The Crystal Coast MLS residential sales for September 2011 came in at 135 closed properties and 100 homes for sale that went under contract for sale. The average price for the SOLD properties was $223,684, the low was $34,000 and the high was $1,160,500.

Land and Lots for sale in the Crystal Coast MLS showed 13 closed sales with an average price of $106,418, a low price of $25,000 and the high being $350,000. There were also 9 land or lots for sale that went under contract pending status in the MLS this month.
