Summary Market Report for Emerald Isle and the Crystal Coast NC for October 2011

 

Emerald Isle had 15 closed residential properties in Surf Side, Bluewater Bay, Point Emerald Ville, Peeble Beach, Emerald Isle by the Bay, Archers Point (2), Sea Crest, Quail Ridge, Lands End and five from unincorporated locations. The average sales price for the closed “homes for sale” in Emerald Isle in October of 2011 was $400,226, the low was $109,000 and the high was $749,900.

A total of 6 homes for sale went under pending status in October including Emerald Plantation, Bluewater Bay, Surf Landing Cove, Pier Pointe, Lands End and one from an unincorporated location.

No lands or lots for sale went under pending status in Emerald Isle in October. And one land or lot for sale closed status in October in Emerald Isle.

The Swansboro, Cedar Point and Cape Carteret area had 15 sold properties in the following subdivisions: Buds Retreat, Holland Farm, Village at Magens Ba, Marsh Harbour, Kingsbridge, Raven Ridge, Halls Creek, Swansboro Heights (2), Cedar Creek Est, Seashore Estates, Halls Creek North, Edgewater Height, Silver Creek and one from unincorporated locations. The average sales price for October in the area was $193,694, the low was $79,700 and the high was $325,000.

In October, 14 properties went into the pending sales status located as follows: Quailwood Village,  Bayshore Park, Marsh Harbour (2), Holland Farm, Cedar Point Beach, Edgewater Height, Coldwater Creek, Hadnot Creek, Swansboro Heights, The Villages at Swan, Charleston Park and two from an unincorporated location

Lot and Land activity for the Swansboro, Cedar Point and Cape Carteret area in October 2011 reflected zero closed sales. And one pending sale status in October in Swansboro, Cedar Point and Cape Carteret.

The Crystal Coast MLS residential sales for October 2011 came in at 115 closed properties and 80 homes for sale that went under contract for sale. The average price for the SOLD properties was $242,875, the low was $19,900 and the high was $1,795,000.

Land and Lots for sale in the Crystal Coast MLS showed 14 closed sales with an average price of $155,150, a low price of $19,000 and the high being $499,000. There were also 9 land or lots for sale that went under contract pending status in the MLS this month.
