Summary Market Report for Emerald Isle and the Crystal Coast NC for June 2010

Emerald Isle had 17 closed residential properties in Pebble Beach (2), Deerhorn Dunes, Surf Side, Cape Emerald, Emerald Plantation, Dolphin Ridge (2), Lands End (2), Ocean Forest (2), Ocean Oaks (2), Sea Dunes, Spinnakers Reach and one in an unincorporated location. The average sales price for the closed “homes for sale” in Emerald Isle in June of 2010 was $395,406, the low was $125,000 and the high was $629,000.

A total of 11 homes for sale went under pending status in June including Surf Side, Spinnakers Reach (2), Ocean Oaks, Bluewater Bay, Shell Cove, Pier Pointe, Sea Dunes, The Point (2) and one in an unincorporated locations.

No land or lot for sale closed in Emerald Isle in June. None went under pending sale status in June in Emerald Isle.

The Swansboro, Cedar Point and Cape Carteret area had 26 sold properties in the following subdivisions: Star Hill (2), River Reach, Swansboro Heights, Quailwood Village (2), Halls Creek North (2), Star Hill North (3), Duck Crossing, Magens Bay, White Oak Bluff, Charleston Park (2), Oyster Bay, Cedar Creeks Woods, Forest Brook (2), The Villages at Swansboro, The Hammocks/Port Swansboro and 4 of the homes for sale closed in an unincorporated area. Cape Carteret had 10 of the closed properties, 13 for Swansboro, 1 for Stella and 2 for Cedar Point. The average sales price for June in the area was $241,467, the low was $130,900 and the high was $475,000.

In June, 10 properties went into the pending sales status located as follows: White Horse Ridge, Star Hill, Edgewater Height, The Villages at Swansboro, Old Hammocks, Silver Creek and 4 in an unincorporated location. The homes for sale that went under contract for sale were located in the subdivisions of White Horse Ridge, Star Hill, Edgewater Height, The Villages at Swansboro, Old Hammocks, Silver Creek.

Lot and Land activity for the Swansboro, Cedar Point and Cape Carteret area in June 2010 reflected 2 pending sales and 5 closed sales in Swansboro.

The Crystal Coast MLS residential sales for June 2010 came in at 188 closed properties and 105 homes for sale that went under contract for sale. The average price for the SOLD properties was $239,983, the low was $26,500 and the high was $2,250,000.

Land and Lots for sale in the Crystal Coast MLS showed 27 closed sales with an average price of $75,433, a low price of $15,000 and the high being $287,750. There were also 16 land or lots for sale that went under contract pending status in the MLS this month.
