Summary Market Report for Emerald Isle and Surrounding Areas for May 2009

 

Emerald Isle had 9 closed residential “homes for sale” located in the subdivisions of in Cape Emerald, Emerald Isle by the Sea, The Sands, Osprey Ridge, Queens Court, Spinnakers Reach, Ocean Forest and two homes were located in  unincorporated areas. The average sales price for the closed properties in May of 2009 was $481,333, the low was $160,000 and the high was $965,000. The average days on market for homes for sale that sold in May 2009 was 303, for pending sales 202 was the average resulting in a 267 overall average.

A total of 5 homes for sale went under pending status in May including in Lands End, Archers Point (2), and 2 pending homes are located in unincorporated areas of Emerald Isle.

There was 1 land or lot for sale that closed in May, not in a subdivision and one lot for sale that went into pending status also not in a subdivision. The average price for the closed lots in May of 2009 was $165,000. The average days on market for homes for sale that sold in May 2009 was 231, for pending sales 186 was the average resulting in a 208 overall average.

The Swansboro, Cedar Point and Cape Carteret area had 14 sold properties and 5 homes for sale that went into the pending status in May. Cape Carteret had 4 of the closed properties,  9 for Swansboro and 1 in Hubert. The sold properties were located in the subdivisions of Star Hill North, Country Club Point, Magens Bay, Hammocks Port Swansboro, Bayshore Park, The Villages at Swansboro (3), Ocean Spray, Pirates Cove , Hadnot Creek and 3 in an unincorporated locations. The average sales price for May in the area was $236,346, the low was $114,000 and the high was $515,000. The average days on market for closed residential properties was 296, for homes for sale in the pending status the average was 91 resulting in a Lot and Land activity for the Swansboro, Cedar Point. The Pending Sales tallied to 3 in Swansboro and 2 for Cape Carteret in Hunting Bay, Pirates Cove, River Reach West and 2 in unincorporated locations.

Lot and Land activity for the Swansboro, Cedar Point and Cape Carteret area in May 2009 reflected 1 pending sales and 1 closed lot for sale. The price of the sold lot was $142,500 and was located in the Magens Bay Subdivision.

Carteret County MLSresidential sales for May 2009 came in at 134 closed properties and 36 properties that went pending. The average price for the SOLD properties was $267,606, the low was $45,000 and the high was $1,905,000. The average days on market for homes for sale that closed in May was 239, for pending home sales it was 161 resulting in the overall average of 222 days.

Land and Lots in the county showed 14 closed sales with an average price of $114,607 a low price of $20,000 and the high being $400,000. There were also 5 land or lots for sale that went under contract as pending sales in the MLS this month.  The average days on market for lots for sale that closed in May was 223, for pending home sales it was 201 resulting in the overall average of 217 days
