Summary Market Report for Emerald Isle and Surrounding Areas for March 2009
 

Emerald Isle had 7 closed residential properties for the month of March 2009 located in the subdivisions of: Cape Emerald, Pebble Beach, The Breakers, Windfall South, Sound of the Sea, Shorewood and one home for sale in an unincorporated location. The average days on market was 201. No properties went under pending status in March. There were no closed land sale in Emerald Isle for the month.  The average sales price for the closed properties in March of 2009 was $385,893, the low was $180,950 and the high was $674,900. The average days on market for March were 270.

The Swansboro, Cedar Point and Cape Carteret area had 21 sold properties and 4 homes for sale that went into the pending status in March. The average days on market were 198 days for closed properties, 395 for pending properties resulting in a 230 overall average. Cape Carteret had 7 of the closed properties and 1pending home for sale for the month. Swansboro had 11 closed residential properties and 2 pending homes for sale. The towns of Cedar Point, Hubert and Stella each had one of their homes for sale close in March.  The sold properties were located in the subdivisions of Star Hill, Star Hill North, Silver Creek Plantation, Crystal Shores, Jumping Run Creek, Riverwatch, Pirates Cove, Forest Brook, Hammocks Port Swansboro, Villages at Swansboro, River Reach West, Hadnot Creek and 2 homes for sale were located in an unincorporated area.
