Summary Market Report for Emerald Isle and the Crystal Coast NC for December 2009

Emerald Isle had 8 closed residential properties in Lands End (2), Point Emerald Vill, Pier Pointe, Sea Crest, Osprey Ridge and 2 in an unincorporated location. The average sales price for the closed “homes for sale” in Emerald Isle in December of 2009 was $397,103, the low was $219,324 and the high was $798,500.

A total of 4 homes for sale went under pending status in December including Emerald Isle By The Sea, Marsh Cove, and two in unincorporated locations.

No listed land or lot for sale that closed in Emerald Isle in December. There was 1 lot that went under pending sale status in December in an incorporated area.

The Swansboro, Cedar Point and Cape Carteret area had 16 sold properties in the following subdivisions: Coldwater Creek, Bogue Bluff, The Villages at Swansboro, River Reach, Bayshore Park, Ocean Spray, Rolling Hill Estate, Buds Retreat, Crystal Shores, Raven Ridge, Forest Brook, Halls Creek and 4 of the homes for sale closed in unincorporated areas. Land and Lots for sale in the Crystal Coast MLS showed 9 closed sales with an average price of $147,128, a low price of $6,750 and the high being $825,000. There were also 4 land or lots for sale that went under contract pending status in the MLS this month.
