Today we had Bill Gallagher at the Crystal Coast for some Halloween Fun and Mandatory Update class sponsored by the Carteret County Association of Realtors and the Crystal Coast Chapter of the Women’s Council of Realtors.

If you never been to a Bill Gallagher – Superior School of Real Estate – continued ed class then you need to put it on your bucket list or just your list. If you have attended a class with Bill before then you know we laughed and learned and laughed some more. In addition to Continuing Ed we also had some seasonal fun by making it a costume event. The biggest “news” in our mandatory update was the potential new Due Diligence contract awaiting approval of the North Carolina Bar Association in December. Due diligence: through investigation by the buyer. Investigation of what? These are the things that a buyer may inspect, research, investigate and undertake during a negotiated due diligence time period.

  • home inspections not only of the principal residence, but of any other structures on the property
  • inspections for wood-destroying insects

  • square footage and acreage/lot size
  • lead based paint, radon, underground storage tanks and other environmental issues
  • well and water issues
  • septic and soil suitability issues
  • compliance with appliable building codes
  • swimming pool inspections
  • required permits for any room additions or renovations
  • flood-related issues, including flood insurance
  • zoning and/or other land use issues
  • restrictions imposed by protective covenants and/or owner association rules or bylaws
  • pending or confirmed assesments
  • amount of any owners’ association dues
  • city/county lines, jurisdiction and provision of services
  • school districts
  • surrounding traffic, congestion, road construction or availability of public transport
  • property taxes
  • presence of sex offenders living in the area
  • ability to insure the buyer and the property and cost thereof

    • noise considerations, such as airports, flight paths or regular warning sirens from nuclear power plants
    • smelly uses, such as hog or poultry famrs

Homes for sale in Lands End Emerald Isle NC – Absorption Rate Market Report – October 15 2009 helps you to market your home for sale.

The absorption rate is defined as the rate at which properties are able to be sold in a given area for a given time frame assuming no additional homes for sale come on the market. Below you will find a table showing the absorption rate for the past 12 months, 6 months and 3 months for three areas:

  • Carterety County, Crystal Coast MLS
  • Emerald Isle NC
  • Lands End Emerald Isle NC

The market supply in months reflects how many months it would take at the current rate of sales to absorb (sell or close) all the currently listed of homes for sale in given market – assuming no new homes are added to the inventory of homes for sale. Now you and I both know there will be new homes added so that too will affect the rate of absorption.

As for Lands End Emerald Isle NC the absorption rate as of October 15, 2009 shows that

  • based on the last 12 months of data it would take 40 months to sell all of the 10 homes for sale currently on the market
  • based on the last 6 months of data it would take 30 months to sell all of the 10 homes for sale currently on the market
  • based on the last 3 months of data it would take 15 months to sell all of the 10 homes for sale currently on the market

NC Outer Banks Scenic Byway starts in Carteret County

The NC Outer Banks Scenic Byway starts in Carteret County and last week it received national designation status! Start in Beaufort NC the county seat for Carteret County and wind you way through maritime forests, marsh lands, coastal villages on your NCNC Outer Banks Scenic Byway Outer Banks Scenic Byway journey ending near Whalebone NC and Nags Head NC. Enjoy the beauty along this meandering scenic and historic route along coastal barrier islands and villages of outer NC.

The national designation is a big deal to Carteret County NC residents and scenic byway committee members. The Federal Highway Administration’s National Scenic Byways Program recognizes roadways that have outstanding scenic, historic, cultural, natural, recreational and archaeological qualities.

The threads of the lifestyles and cultures of coastal villages is wound along the route so take your time and enjoy the ride. You will find 21 coastal villages highlighted along the NC Outer Banks Scenic Byway for their historical and lifestyle contributions including piracy, war, shipwrecks and hurricanes.
